Booking Conditions
All reservations are subject to availability.
For reservations made directly through the Casa das Laranjeiras website, the reservation is only confirmed once the required payment has been successfully completed and the guest has received a booking confirmation.
For reservations made through third-party platforms, such as Booking.com or Airbnb, the booking conditions, payment terms and cancellation policy displayed on the respective platform at the time of booking will apply.
Rates may vary depending on the room, dates, length of stay, occupancy and rate selected. The total price and any services included in the reservation will be clearly presented before the booking is confirmed.
Optional services, such as breakfast, are not included unless specifically stated in the reservation.
Payment
Payments for reservations made directly through the Casa das Laranjeiras website are processed through Stripe.
The payment methods available at the time of booking will be displayed during the reservation process.
Pre-check-in
Before arrival, guests may be asked to complete an online check-in form and provide the information required to prepare their stay and comply with applicable legal requirements.
Guests are responsible for ensuring that the information provided is complete and accurate and that the number of guests corresponds to the number of people included in the reservation.
Where required by law, Casa das Laranjeiras will collect and communicate guest identification information to the competent authorities.
For self check-in, the required guest information must be provided before access instructions and codes can be issued.
Guests who prefer an in-person check-in may contact Casa das Laranjeiras in advance to arrange it.
Failure to provide the required guest information, or providing materially inaccurate information regarding the identity or number of guests, may result in access being withheld or, where justified, termination of the reservation.
Cancellation Policy
The cancellation policy applicable to each reservation will be clearly displayed before the booking is confirmed.
For reservations made under the Standard/Flexible Rate, guests may cancel free of charge until the start of the calendar day immediately preceding the scheduled arrival date. From 00:00 on the day before arrival, the total price of the reservation is non-refundable.
In the event of a no-show, the total price of the reservation is non-refundable.
Reservations made under a Non-Refundable Rate are non-refundable in the event of cancellation or no-show, except where otherwise required by law.
All cancellation deadlines are based on the local time at Casa das Laranjeiras.
For reservations made through third-party platforms, such as Booking.com or Airbnb, the cancellation policy displayed on the respective platform at the time of booking will apply.
Stay Conditions
The person making the reservation must be at least 18 years old. A reservation may be made on behalf of another guest, provided that complete and accurate information is supplied for all guests who will be staying at Casa das Laranjeiras.
At least one guest staying in the room must be 18 years old or over. Guests under the age of 18 may stay when accompanied by a responsible adult.
Only guests included in the reservation and properly registered may stay at or use the property and its shared areas. Visitors or additional guests who are not included in the reservation are not permitted unless expressly authorised in advance by Casa das Laranjeiras.
Any change to the number of guests must be communicated and approved in advance and is always subject to the maximum occupancy of the room.
Pets are not permitted at Casa das Laranjeiras, except where otherwise required by applicable law.
Smoking is not permitted inside the guest rooms or indoor common areas. Guests who wish to smoke may do so outdoors, using the ashtrays provided.
Guests are expected to take reasonable care of the rooms, shared areas, furniture and equipment during their stay.
Any damage, breakage or malfunction should be reported to Casa das Laranjeiras as soon as possible. Guests may be held responsible for the reasonable cost of repairing or replacing damage caused by them or by members of their party, excluding normal wear and tear.
Additional Services
Casa das Laranjeiras may offer optional additional services during the stay, such as breakfast.
Additional services are subject to availability and, where applicable, an additional charge. Any applicable price will be communicated to the guest before the service is confirmed.
Check-in and Check-out
Check-in is available from 15:00 on the day of arrival.
Guests are asked to provide an estimated arrival time before their stay.
Self check-in is available using the access instructions and codes provided by Casa das Laranjeiras, provided that the required pre-check-in information has been completed in advance. There is no fixed latest arrival time for guests using self check-in.
Guests who prefer an in-person check-in or assistance on arrival are asked, whenever possible, to arrive before 20:00. Assistance for later arrivals should be arranged with Casa das Laranjeiras in advance.
Check-out is until 11:00 on the day of departure. Guests must leave the room and return any access items provided by Casa das Laranjeiras by this time.
Guests may be charged the reasonable replacement cost of any access card, wristband or other access device that is lost or damaged during their stay.
If the room has not been vacated by the agreed check-out time and no late check-out has been authorised, Casa das Laranjeiras reserves the right to access the room in order to prepare it for incoming guests. Any personal belongings left in the room may be carefully removed and temporarily stored for later collection or return to the guest.
If a guest refuses or fails to vacate the room after the agreed check-out time without prior authorisation, the guest may be held responsible for any reasonable costs or losses directly resulting from the unauthorised continued occupation of the room.
Early check-in and late check-out may be possible upon prior request and are always subject to availability and confirmation by Casa das Laranjeiras.
Any agreed change to the standard check-in or check-out arrangements must be confirmed by Casa das Laranjeiras in advance.
Casa das Laranjeiras cannot guarantee the recovery of personal belongings left at the property after check-out. If an item is found, reasonable efforts will be made to inform the guest. Where the guest requests that an item be returned, any reasonable shipping, delivery or storage costs will be the responsibility of the guest.
Cleaning, Bed Linen and Towels
Guest rooms are cleaned and prepared before arrival and are provided with bed linen, towels and basic bathroom amenities.
Guests are expected to use the room and shared areas with reasonable care and to leave them in an appropriate condition at check-out.
Waste bins are available in the guest rooms, and recycling facilities are available in the garden.
For longer stays, Casa das Laranjeiras may offer complimentary housekeeping and changes of towels and bed linen at appropriate intervals during the stay. Whenever possible, these services will be arranged with the guest in advance to respect their privacy.
Additional towel or linen changes may also be requested during the stay and will be accommodated whenever reasonably possible.
Guests may be charged reasonable additional cleaning costs if a room or shared area is left in a condition requiring cleaning substantially beyond that normally expected after a stay.
Equipment, Furniture and Property Items
If any equipment in the room or shared areas is not working correctly, or if guests are unsure how to use it, they should contact Casa das Laranjeiras for assistance.
Guests should use all furniture, equipment and other items provided with reasonable care and only for their intended purpose.
Furniture, equipment and decorative items must not be removed from the property.
Any damage or malfunction should be reported as soon as possible so that it can be addressed promptly.
Maintenance and Special Requests
Any maintenance issue or malfunction, such as problems with electricity, water, air conditioning or other equipment, should be reported to Casa das Laranjeiras as soon as possible so that it can be addressed.
Casa das Laranjeiras will make reasonable efforts to resolve reported issues promptly. Where a repair depends on an external service provider or replacement parts, the time required may vary.
To respect guests’ privacy, access to an occupied guest room for maintenance or inspection will, whenever possible, be communicated and arranged in advance.
Where immediate access is reasonably necessary due to an emergency, a serious safety concern, the risk of damage to the property or the need for urgent maintenance, Casa das Laranjeiras may enter the room without prior agreement.
Special requests are subject to availability and cannot be guaranteed unless confirmed in advance by Casa das Laranjeiras.
Noise, Conduct and Security
Guests are expected to respect the peaceful environment of Casa das Laranjeiras, other guests and the surrounding neighbourhood.
Quiet hours are from 23:00 to 07:00. During this period, guests are asked to keep noise to a minimum, particularly in the shared outdoor areas and when entering or leaving the property.
Parties, events or gatherings are not permitted unless expressly authorised in advance by Casa das Laranjeiras.
Guests must not engage in unlawful activities or use the property for any unlawful purpose.
Guests are responsible for the behaviour of all members of their party and must use the property and its facilities in a considerate and safe manner.
Guests must comply with reasonable safety instructions provided by Casa das Laranjeiras.
Any situation that may present a safety risk or cause damage to the property should be reported to Casa das Laranjeiras as soon as possible.
When leaving their room, guests are asked to close doors and windows where appropriate and to switch off lights, air conditioning and other equipment that is not in use.
Responsibility
The services provided by Casa das Laranjeiras are limited to the accommodation and services offered to guests in connection with their stay.
Casa das Laranjeiras shall not be responsible for events or disturbances outside the property and beyond its reasonable control, including external noise, construction works, public works, neighbouring properties or other circumstances not directly related to the accommodation itself.
The photographs and descriptions of Casa das Laranjeiras are intended to represent the accommodation as accurately as possible. Minor changes to the rooms, furniture, decoration or other elements may occur from time to time without affecting the general condition, quality or amenities of the accommodation. Such minor differences shall not, by themselves, entitle guests to compensation, a refund or alternative accommodation.
Guests are responsible for taking reasonable care of their personal belongings during their stay. To the extent permitted by law, Casa das Laranjeiras shall not be responsible for loss, theft or damage to guests’ personal belongings where such events are not attributable to Casa das Laranjeiras.
Any theft, suspected criminal activity, accident or other serious incident should be reported to Casa das Laranjeiras as soon as possible and, where appropriate, to the competent authorities.
Casa das Laranjeiras shall not be responsible for interruptions or deficiencies in the supply of electricity, water, internet or other utilities where these result from circumstances beyond its reasonable control.
Casa das Laranjeiras shall not be responsible for delays, accidents, losses, changes in schedules or prices, or other circumstances relating to services provided by independent third-party suppliers.
Casa das Laranjeiras shall not be responsible for errors or omissions attributable to third parties, false information provided by third parties, disputes between a guest and a third party, or the content of external websites or links not operated by Casa das Laranjeiras.
If guests fail to comply with these Terms and Conditions, the applicable house rules, or engage in serious misconduct, Casa das Laranjeiras reserves the right, where justified, to require them to leave the property without compensation or reimbursement of amounts paid, without prejudice to any other rights available under applicable law.
Nothing in these Terms and Conditions excludes or limits liability where such exclusion or limitation is not permitted by applicable law.
Legislation and Unforeseen Events
The reservation constitutes an agreement between the guest and Casa das Laranjeiras for the temporary use of the booked accommodation during the dates and under the conditions agreed at the time of booking.
The reservation grants guests the right to occupy the accommodation for the agreed period and in accordance with these Terms and Conditions. It does not constitute a residential tenancy or grant guests any right of permanent possession of the property beyond the booked stay.
In the unlikely event that the booked room becomes unavailable due to damage, a technical failure, an emergency or any other circumstance not attributable to Casa das Laranjeiras, Casa das Laranjeiras will take reasonable steps to find an appropriate solution.
Where possible, guests may be offered another suitable room at Casa das Laranjeiras. Casa das Laranjeiras may also assist guests in identifying alternative accommodation with similar characteristics where no suitable room is available at the property.
Unless otherwise agreed or required by applicable law, Casa das Laranjeiras shall not be obliged to bear accommodation or other costs exceeding the amount paid for the portion of the stay that cannot be provided.
If no suitable alternative is available, or if the guest does not accept the proposed alternative, the amount paid in respect of the portion of the stay that cannot be provided will be refunded.
Casa das Laranjeiras shall not be responsible for additional losses, expenses or inconvenience arising from such circumstances, except where liability cannot legally be excluded.
Casa das Laranjeiras shall not be liable for failure or delay in fulfilling its obligations where this results from circumstances beyond its reasonable control, including, where applicable, serious utility failures, natural events, fires, flooding, public authority measures or other comparable unforeseen events.
Amendments and Applicable Law
Casa das Laranjeiras reserves the right to update these Terms and Conditions when necessary.
The Terms and Conditions applicable to a reservation are those in force at the time the reservation is confirmed.
These Terms and Conditions do not affect any mandatory rights granted to guests under applicable consumer protection law.
These Terms and Conditions are governed by Portuguese law.
Any dispute arising from or relating to a reservation or stay at Casa das Laranjeiras shall be subject to the jurisdiction of the competent Portuguese courts, without prejudice to any mandatory legal provisions regarding consumer jurisdiction.
